Loveless Porter Architects engaged Rich Hostelley Architect as Design Consultant and Architect of Record for a four-story mixed-use development in the heart of historic Leesburg. The project was conceived to balance contemporary functionality with the architectural character of the surrounding district—creating a building that contributes meaningfully to the existing urban fabric.
Working closely with Sean Porter and the project owner, RH+ARCH guided the design through a collaborative process focused on aligning vision, program, and context. The result is a thoughtfully composed structure that integrates seamlessly into the historic streetscape while meeting the needs of modern mixed-use development.
The ground level is activated with a combination of enclosed parking and retail spaces, reinforcing street-level engagement and supporting the vitality of the Historic District. Above, three levels of residential condominiums introduce a strong living component, contributing to the walkability and long-term sustainability of the area.
Architecturally, the design responds to the scale, proportion, and rhythm of adjacent buildings. Façade articulation, material selection, and fenestration patterns were carefully developed to reflect the character of the surrounding context without resorting to imitation. This approach ensures that the building feels both rooted in its setting and clearly contemporary.
Through a balanced integration of program, context, and design, the project enhances the historic fabric of Leesburg while introducing a refined, modern presence—supporting continued growth and community engagement within the district.
